SiteI
Terms of Use
Last updated October 21, 2026
These Terms govern your use of SiteI (sitei.co), a service operated by Sitei LLC, an Indiana limited liability company ("SiteI," "we," "us"). When you use the site or buy a subscription, you are contracting with Sitei LLC. By using the site, creating an account or checking the box to accept these Terms, you agree to them. If you do not agree, do not use the site. You must be at least 18 years old, and if you use SiteI for a business, you confirm you can bind that business to these Terms.
Version 2026-10-21.
1. Reference only — not professional advice
SiteI displays information compiled from public records and third-party sources, including parcel, owner, assessment, zoning, flood, wetland, soil, historic district, rezoning and variance case, and property sale data. SiteI does not create or own this information. We relay it from the original sources as accurately and promptly as we reasonably can. Errors, omissions or delays can occur when information is copied, combined, processed or shown on a map. If anything on SiteI differs from the original source, the original source governs.
Everything on SiteI is for general reference only. Nothing on SiteI is a survey, title search or title commitment, appraisal, broker price opinion or comparative market analysis, environmental assessment, engineering or architectural work, legal opinion, zoning or land-use determination, flood determination, or a guarantee that any use, structure or permit will be approved. Using SiteI does not create any professional, fiduciary, agency or advisory relationship between you and SiteI.
You are responsible for independently verifying any information before relying on it — for example with the City of Indianapolis Department of Metropolitan Development, the planning department of the town or city with jurisdiction, the county assessor, auditor or recorder, FEMA, USDA NRCS, utility providers, a licensed surveyor, engineer, appraiser or attorney, or a title company. You use SiteI at your own risk.
2. Specific features
- Parcel lines and areas. Parcel boundaries come from public GIS and are not a survey. They can be offset from true property lines by several feet or more, and acreage, dimensions and areas shown are approximate.
- Zoning and setbacks. Zoning districts come from each jurisdiction's public map and may be outdated or incomplete. Setbacks, heights, lot sizes, buffer yards and other standards shown are SiteI's simplified estimates of the ordinance and may not reflect overlays, planned-development terms, commitments, variances, amendments, corner-lot or transitional-yard rules, or site-specific conditions.
- Buildable area, site plans and mock-ups. Any buildable-area estimate, test fit, mock-up or layout is conceptual only. It is not a site plan, is not prepared or reviewed by a licensed engineer, architect, surveyor or landscape architect, and may not be used for permitting, financing, construction or sale representations.
- Sales and recent sales nearby. Sales come from public sales-disclosure filings and may include non-market transactions, multiple parcels or personal property. They are not an appraisal or valuation and do not indicate what a property is worth.
- Flood, wetlands and soils. Flood zones, wetlands and soils come from FEMA, the U.S. Fish & Wildlife Service and USDA NRCS. They are not a flood determination, wetland delineation or soil investigation.
- Reports. Property Reports and Due Diligence Reports combine the information above with AI-generated text. They are drafts for your own review, not professional reports.
- Headlines. Headlines, market figures and sales trends are general information only, not financial, investment, lending or appraisal advice. Mortgage rates are national survey averages, not offers. Sales trends cover all property types and recent months may change as filings arrive. Headline summaries are written by SiteI and link to third-party sites that SiteI does not control or endorse.
- Schools and taxes. The school corporation shown is the one for the parcel's tax district; attendance boundaries and assignments can differ. Property tax figures are the maximum under Indiana's constitutional caps applied to the county's assessed value — not a tax bill or estimate of one. Referendum levies can add to them, and deductions and credits usually reduce them.
- Farm areas. Farm-area figures count public sales-disclosure records inside an area you draw, as of SiteI's latest data. They are not an appraisal or market analysis and do not include owner contact information.
- AI site finder. Results are candidate parcels only. SiteI does not verify ownership, availability, listing status, zoning, utilities, access or buildability, and does not represent that any parcel is for sale.
3. AI features
The AI assistant, AI report sections and AI site finder generate content automatically from public-record data and general knowledge. AI output can be inaccurate, incomplete, outdated or inconsistent, and may state things confidently that are wrong. It is not professional, legal, appraisal, engineering or zoning advice. You are responsible for your questions, for how you use answers, and for verifying them. Do not use AI features to create unlawful, harassing, discriminatory or misleading content, or try to bypass their safeguards. We may limit, filter or suspend access to AI features.
4. Real estate professionals and sharing reports
If you are a real estate licensee or other professional, you are solely responsible for your own professional obligations, including Indiana real estate license law and advertising rules, the federal Fair Housing Act and the Indiana Civil Rights Law, and any duties you owe your clients. SiteI does not provide information about the people who live in an area, and you must not use SiteI to steer, discriminate or make representations about who should live somewhere.
Shared property pages. Links you create are snapshots dated when you create them, never include owner names, are hidden from search engines, and stop working when they expire, when you turn them off, or when your plan no longer includes sharing. Anyone with the link can view the page, so share it only with people you intend to. Notes you add are your own statements.
If you share SiteI information or reports with clients or others, you must keep SiteI's disclaimers with it, must not present it as your own professional opinion or as verified, and are responsible for what you share. Branding you add to reports (your name, brokerage, license number and logo) must be accurate and yours to use.
5. No warranty
The site, all data, reports and AI output are provided "as is" and "as available," without warranties of any kind, express or implied, including accuracy, completeness, timeliness, merchantability, fitness for a particular purpose, title and non-infringement. Data may be incomplete, out of date or wrong, and sources may change or become unavailable at any time.
6. Limitation of liability
To the fullest extent permitted by law, Sitei LLC and its owners, members, employees and contractors will not be liable for any indirect, incidental, special, consequential, exemplary or punitive damages, or for lost profits, revenue, data, opportunities or goodwill, arising from or related to the site, its data, reports or AI output, including purchase, sale, lease, financing, development, design or permitting decisions — even if we were told such damages were possible. Our total liability for all claims relating to SiteI is limited to the greater of the amount you paid SiteI in the 12 months before the claim arose or $100. These limits are an essential part of the bargain and apply to all theories of liability. Some jurisdictions do not allow certain limitations; in those, our liability is limited to the fullest extent the law allows.
7. Indemnification
You agree to defend, indemnify and hold harmless Sitei LLC and its owners, members, employees and contractors from any claims, losses, damages, liabilities, costs and expenses (including reasonable attorneys' fees) arising from your use of SiteI, your reliance on or sharing of SiteI information, reports or AI output with others (including your clients), your content or branding, or your violation of these Terms or of any law or third party's rights.
8. Data sources and attribution
SiteI shows information from the following sources. Each remains the authoritative source for its data:
- Marion County parcels, owners, assessments, zoning, flood zones, historic districts, subdivisions, rezoning cases and variances: City of Indianapolis and Marion County, Indiana (MapIndy GIS).
- Parcel boundaries, addresses, school corporations, townships and property class codes outside Marion County: IndianaMap statewide parcels (Indiana Geographic Information Office).
- Zoning districts: City of Carmel, City of Fishers, City of Noblesville, City of Westfield, Town of Whitestown and Town of Zionsville GIS; Johnson County, Indiana GIS (Greenwood, Franklin, Bargersville, Whiteland and New Whiteland zoning); City of Shelbyville and Shelby County, Indiana GIS (Shelbyville, unincorporated Shelby County and Morristown zoning); Madison County Council of Governments (Elwood, Alexandria, Chesterfield, Daleville and Markleville zoning); City of Bloomington GIS and Monroe County, Indiana Planning (Bloomington and unincorporated Monroe County zoning); Delaware County, Indiana Office of Geographic Information (Muncie and Delaware County zoning).
- Mortgage rates: Freddie Mac Primary Mortgage Market Survey®. Federal funds target range: Board of Governors of the Federal Reserve System. Both retrieved via FRED®, Federal Reserve Bank of St. Louis. This product uses the FRED® API but is not endorsed or certified by the Federal Reserve Bank of St. Louis.
- Property sales: Indiana sales-disclosure data from the Indiana Department of Local Government Finance (DLGF), via STATS Indiana.
- Flood hazard zones and floodways: FEMA National Flood Hazard Layer (and, in Marion County, the City of Indianapolis flood layer).
- Wetlands: U.S. Fish & Wildlife Service National Wetlands Inventory.
- Soil types and ratings: USDA NRCS Web Soil Survey / Soil Data Access (SSURGO).
- Setback and standards estimates: SiteI's summaries of the Indianapolis–Marion County Zoning Ordinance and of municipal Unified Development Ordinances. These are not the ordinances themselves.
- AI output: generated automatically by an AI model from the information above plus general knowledge.
- Base map and imagery: Google Maps, subject to Google's terms.
SiteI is not affiliated with or endorsed by any of these agencies or companies, and each source's own terms continue to apply. If you find an error, please use "Report a data error" in the parcel panel; we will review it, but corrections to source data must be made by the source agency.
9. Your account and content
You are responsible for your account, for keeping your password secure and for all activity under it. Accounts are for one person and may not be shared. Projects, notes, measurements and branding you save remain yours; you give SiteI permission to store and display them to you so the service works. Do not upload unlawful content or content you do not have the right to use.
10. Acceptable use
- Do not scrape, bulk-download, systematically extract or resell data, reports or AI output from the site.
- Do not copy, download or extract Google map imagery.
- Do not use SiteI to harass, stalk or contact property owners in violation of law, or to compile mailing or solicitation lists from owner information.
- Do not interfere with the site, use automated tools against it, attempt to access other users' data, or use it for unlawful or discriminatory purposes.
11. Subscriptions and payments
SiteI offers paid Individual, Realtor and Developer plans, described on the Pricing page. Each renews automatically each month or year until you cancel, and you can cancel any time from the Billing link in the app. You can switch plans at any time; the price difference is prorated. After you cancel, you keep access until the end of the period you paid for. We may change prices or plan features with advance notice; changes to your price apply from your next renewal.
AI features have the monthly limits shown on the Pricing page. "Unlimited" AI on the Realtor and Developer plans is for one person's own use and is subject to a fair-use limit (currently 1,000 AI requests per month and 30 per minute) to prevent abuse, automated access and shared logins.
Our order process is conducted by our online reseller Paddle.com. Paddle.com is the Merchant of Record for all our orders. Paddle provides all customer service inquiries and handles returns. Payment, billing, tax, cancellation and refund terms are governed by Paddle's Buyer Terms (paddle.com/legal/checkout-buyer-terms). See also our Refund Policy.
12. Our intellectual property
Sitei LLC owns the SiteI service, software, design, documentation, report formats and branding. We give you a limited, non-exclusive, non-transferable, revocable right to use the service for your own purposes under your plan. Do not copy, reverse engineer, resell or redistribute the service, or get around its technical limits.
13. Availability and changes
SiteI is in beta. We do not guarantee that it will be uninterrupted, error-free or always available, and features, data sources and coverage may change, break or be removed. Saved data could be lost — keep your own copies of anything important.
14. Suspension and termination
We may suspend or end your access if you breach these Terms, do not pay, share your account, create a security or fraud risk, or repeatedly or seriously violate our policies. When access ends, your saved projects may be deleted after a reasonable period; contact us if you need a copy first. Sections 1–8, 12 and 15–17 survive termination.
15. Disputes
Before filing any claim, you agree to contact us and try in good faith to resolve the dispute informally for at least 30 days. These Terms are governed by the laws of the State of Indiana, without regard to conflict-of-law rules. Any dispute will be resolved exclusively in the state or federal courts located in Marion County, Indiana, and you consent to their jurisdiction; either party may instead bring an eligible claim in small claims court. To the extent permitted by law, any claim relating to SiteI must be brought within one year after it arose.
16. Changes to these Terms
We may update these Terms. We will change the version and date above and, for material changes, ask signed-in users to accept the new Terms. Continued use after changes take effect means you accept them.
17. General
These Terms, together with our Privacy Policy and Refund Policy, are the entire agreement between you and SiteI about the service. If any part is found unenforceable, the rest remains in effect. Our failure to enforce a provision is not a waiver. You may not assign these Terms without our consent; we may assign them in connection with a merger, sale or reorganization. We are not responsible for delays or failures caused by events beyond our reasonable control, including outages of source agencies or third-party services.
